Google Fiber is Headed to San Antonio — Will It Impact Home Values?

In a world that is obsessed with constant, instant connections, Google Fiber is big news. This fiber-optic network has everyone talking because it promises the fastest Internet connection anyone has ever experienced, boasting speeds up to 100 times faster than the standard connections that most people are used to. Here's the exciting part: It's coming to San Antonio. As the largest city to enjoy the fiber-optic network, San Antonio is buzzing with excitement, and some experts are predicting that it could have a big impact on the already-booming housing market.

What Is Google Fiber?

Google Fiber is the Google broadband Internet service that uses fiber-optic cables rather than copper cables to fuel the Internet. Since these fiber-optic cables are capable of sending signals at far higher rates of speed than the standard cables, Google Fiber customers will enjoy speeds of up to 1,000 mbps. By comparison, other cable companies in San Antonio offer speeds at about 300 mbps or 400 mbps. In order to create the network, more than 4,000 miles of new fiber-optic cables will have to be implemented, bringing new jobs to the area as well. Rates have not been announced for the San Antonio market, but customers who opted for Google Fiber in Austin, Texas pay about $70 a month for Internet service and $130 per month for an Internet and TV bundle package.

There's certainly excitement surrounding the impending arrival of Google Fiber in San Antonio, and it may have some people wondering whether they will see an increase in their property values. In June 2015, the average sale price in San Antonio went up by 5 percent to $242,588 and homes spent an average of only 52 days on the market.

What Are They Building: TopGolf San Antonio

Back in January of this year, TopGolf announced its 7th location in Texas – TopGolf San Antonio. Since then, many of you have been watching construction progress on the 65,000-square-foot facility.

Although early reports indicated a Fall 2014 opening, TopGolf San Antonio is scheduled for an "Early 2015" open date. Adrienne Chance, senior communications manager for TopGolf, estimates late January 2015 barring unforeseen construction delays.

If you've never been to a TopGolf before, players hit golf balls from one of three levels. Each ball contains a computer microchip that tracks each shot’s accuracy and distance while also awarding points for hitting targets on the outfield. There are also over 230 high-definition flat-screen TVs and an extensive food and beverage menu.

For those of you who have experienced TopGolf in other markets, you are probably well-aware of their popularity. The economic output in San Antonio is expected to exceed $264.5 million over a 10-year-period.

TopGolf San Antonio will be located across I-10 from Six Flags Fiesta Texas and The Shops at La Cantera at the northwest corner of I-10 and Loop 1604 directly south of The Rim.

What Are They Building: New Trader Joe's in San Antonio

Noticed anything new along Loop 1604 between Stone Oak and Blanco? How about a new Trader Joe's in San Antonio? Reata Real Estate is developing a new 45,000 square foot shopping center called Sonterra Village. The highlight of this retail center will undoubtedly be the new 12,500 square foot Trader Joe's at the corner, which is its second store in San Antonio. It will be larger than the store it built at Quarry Village in 2012. According to the Trader Joe's website, store hours will be 8am - 9pm daily.

According to the Sonterra Village site plan [pdf] on Reata's website, some of the center's other tenants will include Zoe's Kitchen, Verizon Wireless, Waxing The City, El Chevichero Restaurant, Orange Theory Fitness, Camilla Crown apparel and accessories, Benjamin Hair & Co, and Tarka Indian Kitchen. The center still has approximately 13,000 square feet still available for leasing.

Donate My Real Estate Commission To Charity

I will donate 15% of my real estate commission to a charity or non-profit of your choice.When I began my life as an independent real estate agent, I often thought about how I would finally have the time and resources to help make San Antonio the place I was born and raised a better place through volunteerism or philanthropy.

After a little inspiration from other philanthropic-minded real estate agents, I decided not to wait. Many of us want the opportunity to give back regardless of how much time or money we have.

Let's give back to our community together! We can help local nonprofits make a difference in responding to the needs of our communities.

How Can We Give Back To Our Community?
